All three Fab! Weddings venues are fully all-inclusive and managed by the same team. The ceremony, reception, catering, bar, DJ, day-of coordination, and cleanup are handled in-house at every location. So the question isn't which venue gives you better service — it's which one fits the day you've been imagining.

Chart House — Lakeville: Lakeside Ceremony, Garden Deck, Up to 250 Guests

Chart House sits on Lake Kingsley in Lakeville, about 25 miles south of Minneapolis. The property has a lakeside ceremony arch framed by water, a garden deck for cocktail hour, and a ballroom that faces the lake. It's the most photo-driven of the three venues — the water and natural light give you ceremony and portrait options that the other venues don't have.

Capacity is 250 seated guests. If your list runs closer to 300, Chart House is off the table regardless of how much you love the photos. For smaller guest lists in the 100–200 range, the space feels intimate without feeling empty.

The aesthetic leans toward garden-party elegance — not rustic, not formal ballroom. Couples who've been pinning outdoor ceremonies, floral arches, and candlelit lakeside receptions tend to land here.

Glenhaven Events — Farmington: Up-North Rustic, Outdoor Ceremony Lawn, Up to 350 Guests

Glenhaven is in Farmington, about 30 miles south of Minneapolis. It has the largest outdoor ceremony space of the three venues — a wide-open ceremony lawn with a rustic backdrop. The barn-influenced interior fits couples who want warmth and texture without a formal ballroom feel.

Capacity is 350 seated guests. If you have a large guest list or your family just keeps growing when you try to cut it, Glenhaven is often the answer.

The style is rustic and relaxed. Wood tones, natural light, and a setting that photographs well in the golden hour before sunset. If your mood board has hay bales, Edison-bulb string lights, or exposed timber, this is your venue.

Royal Cliff — Eagan: Ballroom Elegance, Outdoor Garden Ceremony, Up to 350 Guests

Royal Cliff is in Eagan, just south of the airport, and it's the most polished of the three venues. The outdoor garden ceremony area seats up to 240 guests and features pergolas, greenery, and a fountain backdrop. The ballroom itself is grand — draped ceilings, chandeliers, a large dance floor.

Capacity is 350 seated. The outdoor garden ceremony is a separate figure — up to 240 guests outdoors, with the full 350 moving inside for the reception.

Royal Cliff fits couples who want the classic wedding aesthetic: formal attire, a grand entrance, and a reception that looks like it came out of a glossy magazine. If your dress has a long train and your groomsmen are in tuxedos, you're probably thinking about Royal Cliff.

How to Actually Decide

  • Guest count first: If you have more than 250, Chart House is out. If you have more than 350, you need a different venue category entirely.
  • Aesthetic second: Lakeside garden → Chart House. Rustic warmth → Glenhaven. Ballroom elegance → Royal Cliff.
  • Outdoor access third: All three have outdoor ceremony options, but they're very different. Chart House is lakeside, Glenhaven is an open lawn, Royal Cliff is a pergola garden.
  • Location: Chart House and Glenhaven are closer to the southern suburbs. Royal Cliff is more accessible from the eastern metro and Minneapolis.

The best way to settle it is to tour all three. Tours are free and take about 45 minutes per venue. Most couples who've toured two or three tell us the right answer became obvious once they stood in the space.
